Although it is the bidder's responsibility to be completely familiar with the statutes governing tax sales in this state prior to participating in a sale, these documents provide a "plain English" overview of how the sale works.
In order to participate in the sale, each new bidder is required to register on this web site. As part of the registration process, you will be prompted to create a Username and Password to access the site.
Gadsden County utilizes a Single Simultaneous Bidding Entity Policy which states that each Tax Bidding Entity may possess multiple primary account registrations during the annual tax sale, however; each Tax Bidding Entity is entitled to only one (1) bid per tax certificate, in total. In other words, no more than one (1) primary account (owned by the same bidding entity) may bid on each certificate.

4. Place your bids
It is the bidder's responsibility to research each property thoroughly prior to placing a bid. While investing in tax certificates is generally a good investment, there is some associated risk. Understand the risks and employ the “buyer beware” philosophy. Remember, the purchase of a certificate does not convey title to the property.
5. Place a deposit
Make a deposit equal to $100.00 or 10% of your estimated winnings (whichever is greater) by the posted deposit due date.
6. Batch Closings
As each batch closes, you may view the results for that batch by clicking “Results” on the home page.
7. Make your Payment
Payments for the balance of your winnings must be made within 48 hours of the close of the last batch.
Failure to pay your auction balance, in full, in the time allotted shall cause your deposit to be forfeited.
All results are unofficial until all monies are received and the Tax Collector officially closes the sale.
Single Simultaneous Bidding Entity Policy
Effective for the 2016 Annual Tax Certificate Sale, The Gadsden County Tax Collector has adopted a Single Simultaneous Bidding Entity Policy.
For purposes of the policy, a “Tax Bidding Entity” is defined as an individual, corporation, partnership, joint venture, Limited Liability Company, company, firm, estate, trust, syndicate, fiduciary or business organization, or any other entity lawfully authorized to conduct business in the State of Florida.
Each Tax Bidding Entity may possess multiple primary account registrations during the annual tax certificate sale, however each Tax Bidding Entity is entitled to only one (1) bid per tax certificate in total. In other words, no more than one (1) primary account per bidding entity may bid on each certificate.
The determination of whether a Tax Bidding Entity has violated this policy is at the sole discretion of the Tax Collector’s office. If a violation is determined, the bidding entity (and/or all of their associated primary accounts) may be prohibited from participating in this sale as well as all future tax certificate sales.
